Two sea islands, two different jobs
Johns Island and James Island get grouped together, and I cover both, but I want to be honest up front: they’re a real drive from me and they’re not the same place. Both sit across the metro from my home base in Summerville, roughly 33 miles and somewhere around 35 to 45 minutes depending on how the bridges and traffic are behaving. Because of that distance, I do my best work out here when I can line up more than one job on a trip. The other thing worth saying is that these are true coastal islands, so salt air is part of the picture in a way it just isn’t inland, and it shows up on people’s homes.
Johns Island
Johns Island is the larger of the two, more rural and growing fast. It’s the home of the Angel Oak, the live oak that’s been standing something like 400 years, and that ancient-oak character runs through the whole island: heavy canopy, tidal creeks and marsh, and big wooded lots sitting right next to brand-new subdivisions like Stonoview, Oakfield and Whitney Lake. That mix of mature trees and shade drives most of my work here. The call I get most on Johns Island is leaf and seasonal cleanup, because the live-oak canopy never really stops dropping leaves, acorns and moss, and the shade keeps everything damp. Close behind is deck, fence and patio cleaning, since all that shade turns wood green and slick with algae fast. The larger lots out here also mean steady lawn mowing and maintenance, and the newer, marsh-humid homes in the fresh subdivisions take well to a gentle house soft wash to keep mildew off the siding.
James Island
James Island is the closer-in, more established of the two, tucked between downtown Charleston and Folly Beach. The feel here is older and more settled. Riverland Terrace dates to the 1920s, with its famous Avenue of Oaks, the MUNI golf course and Wappoo Creek, and you’ve also got James Island County Park and the quieter streets around Stiles Point. The homes tend to be older and smaller, many of them beautifully renovated, on oak-canopied streets backing up to tidal marsh, and the salt air is unmistakable. That combination, older surfaces plus oak plus marsh and salt, breeds mildew, so on James Island my most common jobs are deck, fence and patio cleaning and gentle house soft washing. I keep the pressure low and let the cleaning solution do the work, which is the right way to treat an older home’s siding and trim. Leaf cleanup under those oaks is a regular ask too, and the driveways pick up algae in the damp, so concrete cleaning rounds things out. The lots tend to be smaller here, so mowing is usually more modest than out on Johns Island.

What stays the same on both islands is who you’re dealing with. I’m a one-man operation, I do every job myself, and I answer my own phone, so the person who looks at your place is the person who cleans it. I won’t oversell you, and on coastal homes especially I’d rather do the gentle, correct job than the aggressive one.
